Showcase JP Zinshaus: Gentzgasse
Architecture
The attractive Historicist Zinshaus complex with a street-facing courtyard was built just after the turn of the last century in 1904, is divided into four main sections, and features generous green spaces. The U-shaped layout of the property, which was typical for new Historicist construction in the late 19th and early 20th centuries, creates a rare twin double-bay configuration with apartments facing either the street or inner courtyard on each side of the “U”.
The two street-side facades each feature two caryatids – striking female forms – seeming to bear the words “Kunst” (German for “art”) and “Wissen” (German for “knowledge”) above their heads. The apartments facing the courtyard have balconies in some cases, and the rear sections also have a number of converted former loggias and rooftop terraces.
History
This exciting property was acquired by the JP Real Estate Group in 2010. Handing the property over to a new manager became a true challenge given that the previous owner had “filed” the entire property documentation in a stack of banana boxes.
And not only was the documentation in dire need of attention, the building itself had long been left to its own devices and urgent action was necessary to preserve the structure of this impressive historical complex.
We restored the former “Elisabeth Hof” that featured a monument of Empress Elisabeth to its former glory with great attention to detail and after intense study of old construction plans and facade views, and with extensive greenery in the inner courtyard – including a new monument. Finally, this very special courtyard again welcomes the building’s residents to relax, socialize, and unwind.

What is a Historicist Zinshaus?
The soul of the Vienna cityscape
“Zinshaus” is the Viennese term that primarily refers to a multi-unit building constructed before 1945 consisting of apartments and possibly commercial units and that serves to generate investment returns in the form of monthly rental income.
Such a multi-unit property built before 1945 (especially from 1840 to 1918) is even more valuable, falling into the Historicist period of architecture – also called the “Gründerzeit” by locals. Buildings erected in later years and in which apartments are rented out can also be called a Zinshaus in Vienna, unless they are organised in the form of a housing cooperative or if they were built with public funding.
The Historicist Zinshaus materially shaped the look and feel of many of Vienna’s districts – especially the buildings around the Ring Boulevard and in the districts within the Gürtel beltway in general – and boast striking facade elements, standing out as poignant reminders of a bygone era.
